    How Much Should a Real Estate Agent Spend on Marketing in 2026?

    Every January you write a marketing budget. Every March you stop looking at it.

    Between $10,000 and $20,000 a year at 12 to 25 transactions, and $20,000 to $40,000 at 25 to 50. That is the answer, and it is at the top because you came here for a number rather than a preamble.

    But the reason the budget stops being real by March is not the number. Nobody ever told you what to measure it against. The only figure that matters is cost per closed transaction, because that is already how you judge every lead source you have ever bought.

    The ten percent rule is worse than no rule

    Fifth, geographic farming. Own 1,000 to 1,500 homes across search, social, mail and a dedicated site, rather than advertising thinly at a whole metro.
