    How to Show Up on ChatGPT as a Real Estate Agent in 2026

    Somebody in your market asked ChatGPT who to call last week. It gave them a name. It was not yours.

    Buyers used to open Zillow. Now they ask an assistant. To be the answer, your website has to be readable by machines, specific about prices and places, and genuinely current. Most agent websites fail all three, and the first failure is technical rather than editorial: no AI crawler except Google's executes JavaScript, so most modern real estate sites are invisible to ChatGPT, Claude and Perplexity before a word of the writing is considered.

    The short answer

    Six things decide whether an assistant recommends you, in order of impact:

    1. Your site must be server-rendered. ChatGPT, Claude and Perplexity do not run JavaScript. If your listings load client-side, they see an empty page.
    2. Name prices, dates and places. Vague pages are filtered out before they are compared.
    3. Answer in the first 80 words. Roughly 44% of AI citations come from the first third of a page.
    4. Write confidently. Hedged language is measurably penalised in citation selection.
    5. Be mentioned elsewhere. Across 75,000 domains, Ahrefs found branded web mentions correlated with AI visibility at 0.664, against 0.218 for backlinks.
    6. Stay genuinely current. Recency is a hard gate, not a tiebreaker.

    Your website is probably invisible, and it is not because of your writing

    This is the part nobody tells you, and it decides everything else.

    Vercel's network-level study of crawler behaviour found that none of the major AI crawlers render JavaScript. That covers OpenAI's GPTBot, OAI-SearchBot and ChatGPT-User, Anthropic's ClaudeBot, Meta's crawler, ByteDance's Bytespider and PerplexityBot. Google's Gemini is the exception, because it rides Googlebot infrastructure.

    Nearly every modern real estate website loads its IDX listings, its market data and its best content client-side. A human sees a beautiful page. ChatGPT sees a shell.

    You have been writing content for an audience that was never able to read it. That is worth knowing before you blame the copy.

    The same study found ChatGPT spends roughly 35% of its crawl fetches on 404 pages, and Claude about 34%. Crawl hygiene is not a rounding error, it is a third of your budget.

    What actually earns a citation

    There is real research on this now, and most of what circulates in marketing newsletters is folklore. Here is what survives contact with evidence.

    Numbers and citations get you quoted. A peer-reviewed study presented at ACM SIGKDD in 2024 (Aggarwal et al., GEO: Generative Engine Optimization) measured content interventions against a baseline: adding quotations raised visibility 41%, adding statistics 31%, citing sources 27%. Keyword stuffing scored minus 8%.

    Confidence beats hedging by an enormous margin. A controlled study across six models, running 252,000 trials with brands anonymised to remove familiarity bias, found hedged language carried an odds ratio of up to 754 against being cited. Claims with evidence attached scored higher than any other factor measured. "Homes in Hyde Park sold in a median of 34 days in Q2 2026" beats "the market has been moving fairly quickly," and it is not close.

    Omitting price is disqualifying. That same study found four gatekeeper factors that acted as near-absolute filters across every model. One of them was simply not mentioning price. Real estate content is full of "contact us for pricing," and every one of those pages loses before the comparison begins.

    Front-load. Kevin Indig's analysis of 1.2 million AI answers and 18,012 verified citations found 44.2% of citations came from the first 30% of a page and only 24.7% from the final third. The mechanism is documented separately in Liu et al., Lost in the Middle.

    Name things. In that same 1.2 million answer analysis, heavily cited passages averaged 20.6% proper-noun density against a typical 5 to 8%. The neighbourhood, the school district, the ZIP, the loan programme. Never "the area."

    Three things to stop paying for

    llms.txt does nothing. Google stated publicly in June 2026 that it ignores llms.txt files entirely and that they neither help nor harm your ranking. John Mueller compared it to the keywords meta tag. Server-log analysis across roughly 900 domains found zero requests for llms.txt from GPTBot, ClaudeBot, PerplexityBot or Google-Extended across 1,227 requests. No major provider has confirmed reading it.

    Schema markup does not lift AI citations. Ahrefs ran a matched difference-in-differences study on 1,885 pages that added JSON-LD against 4,000 controls and found no citation growth in ChatGPT or Google AI Mode, and a 4.6% decline in AI Overviews. Add schema for Google Search eligibility. Do not expect AI citations from it.

    FAQ schema is dead. Google dropped FAQ rich results on 7 May 2026 and removed the documentation in June 2026. Keep writing FAQ content. Stop marking it up.

    The seven-step checklist

    1. Server-render everything. If a crawler with JavaScript disabled cannot read your listings and your service pages, nothing else on this list matters.

    2. Put a direct answer in the first 80 words of every page. Include a number, a date and a named place.

    3. Publish prices. Your commission structure, your fees, your service costs. Vagueness is a filter you fail without ever seeing it.

    4. Write at named-entity density. Neighbourhoods, ZIP codes, school districts, ordinances, brokerages, loan programmes.

    5. Stop hedging. Every softener you add is a small vote against being quoted.

    6. Publish original data. Portals account for an estimated 61% of real estate URLs in public LLM training datasets, and only 8.4% of practising US agents appear in any AI-generated response in their own market. You cannot out-summarise Zillow, and every attempt is wasted effort. You can publish what Zillow does not have: your own transactions, your own market observations, your own numbers.

    7. Update genuinely and stamp the date. SE Ranking's analysis of 129,000 domains found pages updated within three months averaged 6.0 ChatGPT citations against 3.6 for outdated content. Changing a timestamp without changing content fools nobody worth fooling.

    How long, and what nobody can promise

    What you can control is whether you are legible, specific, current and quotable. Most agents are none of those four, which is why so few appear in AI answers at all. That is not a reason to despair. It is the reason the window is still open.

Answer engine optimisation and generative engine optimisation describe making content readable and quotable by AI answer engines rather than only rankable by search. In practice: server-rendered pages, direct answers, named entities, published prices, cited statistics and genuine freshness.

    Can anyone guarantee my real estate business appears in ChatGPT? No. Anyone promising placement is selling you something. What can be delivered is legibility: making sure the crawlers receive a version of your site they can read, understand and quote.
